    Hudson Grove Property Management is currently seeking full time experienced, qualified, and dedicated Maintenance Supervisors for various properties throughout our portfolio in the Metro Denver area.

    There's no "typical day" when you have a career in the apartment industry. You will oversee, train and direct maintenance crews and vendors to work as a team to ensure that, together, you provide a quality living experience for our residents.

    Essential Functions:

    Responsible for the daily repair and upkeep of the property to include grounds Responsible for training and supervision of other maintenance technicians Prepare vacant apartments for new residents which may include painting and general repairs Complete work orders Must be willing to be on an on-call rotation Maintain and repair appliances Minor electrical and plumbing Boiler troubleshooting and repair experience preferred Responsible for inventory control Assist in monitoring capital improvement projects at the property Manage any other responsibilities as delegated by the Property Manager

    Qualifications:

    Hands on individual with a minimum of 5+ years maintenance experience in a lead role Have your own tools Possess a valid driver's license and a reliable vehicle

  • Maintenance Technician (Metro Denver)

    Hudson Grove Property Management is currently seeking Full Time Maintenance Technicians for properties located thru out the Metro Denver area. In this position, you will create an environment where people will want to live. You will help maintain the property to ensure pleasant curb appeal and that it is in good working order while providing superior customer service to your residents.

    Essential Functions:

    • Assist in readying units for occupancy • Ensure attractiveness of property grounds including snow removal • Must be willing to be on an on-call rotation • General customer service • Maintain and repair appliances • Minor electrical and plumbing • HVAC other building systems repair • Utilize your problem solving and technical skills to resolve work orders • Help manage inventory • Tackle any other tasks as delegated by the Maintenance Supervisor and/or Property Manager

    Qualifications:

    • Basic apartment, home or facilities maintenance skills preferred to include some experience in HVAC, plumbing, refrigeration, electrical, painting and carpentry • Have your own tools • Have a source of reliable transportation

    Hudson Grove Property Management has a dynamic opportunity for an experienced, professional, career-minded, highly motivated and dependable individual to manage all on-site operations and meeting financial and operational goals. Working with a team, you will be responsible for overall supervision and execution of administrative and operational activities that provide and maintain a quality living experience for our residents.

    Essential Functions:

    • Proactively and efficiently oversee all aspects of property and business operations, to meet property objectives, among them: maximizing revenue, adherence to expense guidelines, maximizing occupancy and net operating income. Responsible for finance, operation, staffing oversight, including team supervision, residence administration, marketing plan development, site maintenance to ensure resident satisfaction

    • Manage the property's revenue and expenses to ensure the budget and financial guidelines are achieved including occupancy, quality, and rent collection. Prepare monthly owner’s reports analyzing financials and develop strategies and action plans

    • Supervise, provide training, and motivate the team to high levels of performance and provide quality customer service. Enforce company policies and guidelines by managing and evaluating staff performance

    • Vacancy management: conduct future resident/prospect tours to help them find the right place to call home, schedule and perform move-ins, move-outs, turn over inspections, address and resolve any concerns. Review and approve leasing files for accuracy. Ensure required resident qualifications standards are met

    • Establish and maintain good relationships with residents, provide excellent customer service. Maximize resident renewals following renewal programs

    • Prepare dynamic and competitive sales and marketing plans, enabling the community to be a premium choice for prospective residents, and to meet occupancy, resident satisfaction, and revenue objectives

    • Ensure grounds attractiveness and maintain year-round curb appeal to adhere to company guidelines and safety standards

    • Maintain accurate resident files and administrative records, issue timely and appropriate resident notices as needed (i.e. small balance letters, demand for rent payment, etc.)

    • Report and follow-up on work orders with the Maintenance Team; confirm work order satisfaction with residents

    • Perform any other responsibilities as delegated by the Regional Manager

    Qualifications:

    • At least 3+ years progressive property management experience and solid team supervisory experience

    • Ability to analyze and interpret financial, operational, and leasing reports, maintain accurate administrative records, using appropriate software programs and systems

    • Knowledge and application of local, state, and federal housing laws including safety, landlord/tenant and real estate laws

    • Responsiveness to our current and prospective residents, offering sound solutions to their questions and/or concerns, follow up to ensure resident satisfaction

    • Demonstrate initiative, problem resolution, and customer service focus. Willingness to perform varied tasks with a sense of urgency. Able to prioritize tasks, present simple solutions to solve complex problems

    • Excellent administrative, organizational, verbal/written and interpersonal communication skills. Engage in confident and professional communication with peers, management, team, and residents/guests

    • Proficiency in Microsoft Office Suite (Word, Excel, and Outlook)

    • Possess a valid driver's license and a reliable vehicle

    • Experience utilizing Yardi a plus!

    Lease apartment homes to qualified prospects Schedule move-ins to minimize rent loss Visually inspect entire community daily for cleanliness Tour a future resident/prospect in a compelling way to help them find the right apartment to call home Enter all leads into Yardi software program Read and listen to resident requests and concerns. Respond accordingly while providing superior customer service under direction of the Property Manager Conduct move in, move out and turnkey inspections and follow through with any concerns; Assist in lease renewal process Complete market surveys and be informed of the local market and competition, and Tackle any other tasks as delegated by the Property Manager

    Qualifications:
